Abstract
Property transactions in the majority of jurisdictions remain reliant on scattered records, hand-verified and paper files that are slow to validate and easy to dispute. Users cannot easily check title, boundaries, or counterparty authenticity; agencies have duplicate files and conflicting identities and third-party middlemen introduce expense and complexity. We present LandChain, a Blockchain-Powered Land Marketplace which makes each step of a property transaction verifiable while preserving current offline legal processes. Users are authenticated with an X. 509 certificate issued by a Fabric CA which is linked with their national ID; the permissioned ledger stores immutable ownership and event history and government-approved files are anchored in IPFS with hashes secured on-chain. From the moment when a user first transacts on the land's advertisement web page to when the owner-name is finally updated, the system includes: identity verification, seller-buyer direct communication, offline deed signing, auto-authentication and user profile updates in ledger. LandChain reduces intermediaries and builds trust through open provenance. The result is a secure, auditable and human-centered way of land transfer.
