Abstract

Land registration in India is a process that is prerequisite in the affirmation of legal ownership and is faced with continued hindrances such as inefficiencies, fraud and record discrepancies. This study suggests a new solution which is founded on blockchain technology that optimizes the current structure by offering a decentralized and immutable registry that is skilled in handling transactions in a peer-to-peer network with a high level of efficiency and security. The application of blockchain technology based on cryptographic principles provides transparency, integrity, and tamper-resistant records, which makes it one of the best solutions to the modernization of land registry processes. Our proposed solution uses Ethereum smart contracts to enable the process of verifying and transferring ownership to be automated, thus, the feedback of the need to use middlemen is minimized, and the chances of human error are minimized. Furthermore, the off-chain storage of the ancillary documents is done with the help of Interplanetary File System (IPFS), which ensures scalability and efficient storage solutions. We demonstrate how the presented system can speed up the processes of land transactions, improve security, and validate the ownership authenticity using the framework of these decentralized technologies, and we will also solve the main weaknesses, including falsification of records and fraudster activities. The results of this study highlight the disruptive nature of blockchain technology to redefine land registration as a more efficient, transparent, and secure operation, therefore, authorizing property ownership a practice that conventional systems in the past found difficult to achieve.
