Abstract

The systems of land registration are crucial for keeping records on who owns what, making deals connected with the land possible and non-fraudulent. But the current systems have problems like being opaque, slow and prone to fraud [1] [2]. This work aims at providing a solution that would use blockchain in developing a secured land registry system. Given decentralised, transparency and the ability to maintain an unchangeable record, blockchain can be seen as a ideal solution to enhance the credibility of the land records. The paper discusses the beneficial characteristics of blockchain that can improve the land registry system ranging from data immutability and decentralization to exclusion of middlemen. It also describes different countries experiences of developing the principle blockchain based land registry systems and benefits, as well as challenges met. The research indicates that digitisation of land records from block chain solutions can improve clarity, decrease paperwork and improve the security of records of land ownership. However, there is a set of challenges arising from the use of this technology, including accuracy of data, interfaces, and compatibility with other systems, and legal-institutional reform that is essential for the adoption of this technology.
